Summer Lawn Diseases: How to Identify Leaf Spot, Brown Patch, and Other Common Turf Problems

During the heat and humidity of summer, many property managers, landscapers, and homeowners begin noticing brown patches, thinning turf, and discolored grass blades. The first assumption is often that a lawn disease has taken hold.

In reality, not every patch of brown grass is caused by a fungus. Heat stress, drought, soil compaction, poor drainage, and improper cultural practices can all produce symptoms that resemble disease. Understanding the difference is the first step toward making effective management decisions.

At PJC Organic, we find that serious fungal problems are relatively uncommon when healthy soils and proper cultural practices are in place. However, summer diseases can occur when environmental conditions favor fungal development.

Why Summer Creates Ideal Conditions for Turf Disease  

Most turfgrass fungi are naturally present in the environment. Disease develops when three factors come together:

  • A susceptible host plant
  • A disease-causing pathogen
  • Favorable environmental conditions

Warm temperatures, prolonged humidity, excess leaf moisture, poor airflow, and stressed turf can all contribute to disease development. High nighttime humidity and extended periods of leaf wetness are especially favorable for many common turf pathogens.

Leaf Spot: The Most Common Disease We Encounter  

Of the fungal diseases that occasionally appear in organically managed turf, leaf spot is one of the most common.

Leaf spot refers to a group of diseases caused by several fungal pathogens in the genera Bipolaris and Drechslera that attack turfgrass leaves. Many of these diseases are minor in impact while others can cause major destruction.  Symptoms typically begin as small brown or tan spots that progress to dark purple/brown lesions.  Spots enlarge until the entire width of the leaf blade is blighted and the leaf turns yellow, tan, and/or brown. In the melting-out phase the crowns and roots become diseased, resulting in severe thinning of turf.

Causes of Leaf Spot

Humid conditions – often accompanied with frequent irrigation usage. 

  • Improper watering – watering frequently especially late in the afternoon or evening. 
  • Poor mowing – mowing when turf is wet, mowing too frequently; mowing too short. 
  • Excessive nitrogen – while it is unlikely to introduce excessive nitrogen in an organic program, it is possible (think of the overuse of Corn Gluten Meal seeking crabgrass pre-emergent properties). 
  • Compacted soil – that does not allow water to infiltrate contributing to excess moisture around the turf plant.  
  • Acidic soils – since they tend to favor fungal dominated microbiology 

Cultural Management:  proper mowing practices, avoid mowing when turf is wet, water deep-infrequent-in the morning, avoid excessive “N”, aerate to relieve compaction, reseed with disease resistance cultivars.

Brown Patch  

brown patch in lawn Brown patch is a common turf disease affecting cool-season grasses. It is caused by the fungus Rhizoctonia solani and can develop rapidly during hot, humid weather. Brown Patch is more likely to be present on a homeowner lawn than dollar spot.

Typical symptoms include:

  • Circular brown or tan patches
  • Areas ranging from several inches to several feet in diameter
  • Dark-bordered lesions on grass blades
  • Occasional “smoke ring” appearance around patch edges during humid mornings

Brown patch often appears during periods when nighttime temperatures remain elevated (>68°F) and daytime Temps >80°F. Typically presents after prolonged rainy periods and high relative humidity. Typically thrives on young, lush turf. Mature stands tend to recover quicker once temperatures cool and conditions dry.

Cultural Management: Moderate nitrogen fertility. Reduce irrigation cycle length – water before morning so turf can dry out during the day. Watering early in the night or overnight can worsen brown patch symptoms.

Common Dog Spot 🙂

As you may have guessed…dog spots in lawns are caused by *ahem* urine. The concentrated salts and nitrogen in dog pee burns grass tissue; creating a brown patch.

Cultural Management: dilute dog pee with hose after they go, re-seed, train them to go somewhere else 🙂

Summer Patch and Other Heat-Related Diseases  

Summer Patch is another disease that can emerge during hot weather, particularly on Kentucky bluegrass and fine fescues. Unlike leaf spot, summer patch attacks roots and crowns, often causing circular patches that appear drought-stressed even when soil moisture is adequate.

Disease or Drought Stress?  

One of the biggest challenges during summer is distinguishing fungal disease from environmental stress.

Signs of Drought or Heat Stress  

  • Uniform browning across larger areas
  • Footprints that remain visible after walking across turf
  • Slow recovery after mowing
  • Dry, hard soil

Signs of Potential Disease  

  • Circular patches
  • Distinct lesions on leaf blades
  • Discolored rings or borders
  • Rapid spread despite adequate moisture
  • Visible fungal growth during humid mornings

Correct diagnosis is critical because treating drought stress as a disease—or vice versa—often wastes time and resources.

Organic Practices That Help Prevent Disease  

The healthiest turf is often the most disease-resistant turf. An organic management program focuses on creating conditions that favor vigorous plant growth and a balanced soil ecosystem.

  • Improve Soil Biology. Healthy microbial populations help create a more resilient growing environment and support nutrient cycling.
  • Reduce Compaction. Compacted soils limit root growth, reduce oxygen availability, and increase stress on turfgrass.
  • Water Wisely. Water deeply and infrequently whenever possible. Review best watering practices on our blog.
  • Avoid Excessive Nitrogen. Heavy nitrogen applications during hot, humid periods can increase susceptibility to certain diseases, including brown patch.
  • Build Strong Root Systems. Healthy roots improve drought tolerance and help turf recover more quickly from environmental stress.
  • Overseed with improved, disease resistant cultivars.
